The seller pays the agent (at least around here they do) and so it's kinda free. But not really, because if you didn't use an agent that would save a 3%-ish (or whatever the typical is in your area; mine is 3%) buyer's agent's commission for the seller. So that should ideally translate into the seller being willing to negotiate more since they're saving by not having to pay your agent. If you didn't get one.
I didn't know any of this stuff when I was house shopping, so I got an agent. It was pretty simple and easy.
I just went to three different agents near my apartment and told them what I was looking for. They all were not sure they've have anything in my neighborhood that is also the size I want and the price I want, but they'd get back to me. So we'll see how that goes.

Hmm, I know people often hire real-estate agents for selling property (my parents went through several of them when trying to selling their apartment in Manhattan), but I didn't know they hired them for buying.

Well, that's the thing, it's not exactly hiring. They work for the seller. I just go and say, "This is what I want, do you have anything you're selling that fits?"
